Faculty & Staff Terms & Conditions
The University of Virginia Faculty/Staff Housing Lease defines the legal obligations of Lessee and Lessor during the lease term. The Lessee's signature on the Lease signifies his/her understanding of and agreement with such obligations. In addition, Lessee agrees to the following Terms and Conditions, which are supplemental to the Lease.
- Lessee will comply with all local ordinances and laws. Lessee will not partake in nor allow illegal activities on the premises. Lessee will comply with the City of Charlottesville's regulations regarding permissible noise levels. Lessee will show consideration for fellow residents and respect all residents' rights to quiet enjoyment of the premises. The University will not normally interfere with the social and daily activities of residents in Faculty/Staff Housing unless such activities disturb others or create hazardous conditions. Lessee is responsible for the actions of his/her children and guests. Excessive noise or disruptive conduct is not permitted. The loud playing of television sets, radio, stereo systems and musical instruments, moving of furniture, bouncing balls, etc. can create a problem when others are trying to study or sleep.
- RENTAL PAYMENTS: Rent is due on or before the first day of each month, and becomes delinquent after the tenth calendar day. In the event that a payment has not been made by the eleventh day of the month, the account will be forwarded to the Bursar's Office. Rent may be paid by one of the following methods:
- by cash or check (payable to UVa with Lessee's name and Faculty/Staff Housing address) at the Cashier's Office (located on the ground floor of Emmet House; hours are 8:00 a.m. to 4:30 p.m., Monday - Friday)
- by mailing your payment via U.S. Mail or UVa Messenger Mail (to Housing Division Cashier, PO Box 400735, Charlottesville, VA 22904-4735)
- by dropping a check through the drop slot next to the Cashier's Office (located on the ground floor of Emmet House)
- by Visa, MasterCard or Discover credit card, (over the phone or at the Cashier's Office)
- by completing the Credit Card Authorization Form (the Cashier automatically charges the Visa, MasterCard or Discover card)
- by payroll deduction (when applicable)
The Bursar's Office will charge their current rate for any returned checks.
A late fee of $20.00 will be charged for delinquent accounts. If a month's rent will be late as a result of extreme or unusual circumstances, as determined by the University, Lessee must make arrangements within the first ten (10) days of the month for approval to delay rental payments. These arrangements can be made at the Faculty/Staff Housing Office in Page House. Lessee will then avoid being charged a late fee.
Only the payment of the first and/or last month's rent will be prorated if the lease begins after the first day of a month and/or ends before the last day of the month in which the Lease is terminated.
- CRIMINAL CONVICTIONS / PROTECTIVE ORDERS: If you or any person who resides with you are convicted of any felony or any crime requiring registration on the Sex Offender or Crimes Against Minors Registry (SOR), or if you or any person who resides with you become subject to a protective order at any time during the term of your lease, you are required within 10 calendar days of the conviction or entry of the protective order, to notify in writing the Director of Accommodations, University of Virginia Housing Division, in accordance with the notice provisions. The Housing Division reserves the right to cancel any lease if, in the sole judgment of the University, a tenant or any person who resides with a tenant may pose a threat of substantial harm to others or to University property or if the University determines that the lease was granted on the basis of inaccurate or incomplete information in the application.
- CHANGES IN THIS LEASE: The University may unilaterally increase or decrease the rent or make any other change in this Lease deemed necessary. Such changes shall be effective no less than sixty (60) days after Lessee is given written notice of the proposed changes.
- In apartment buildings where common entry doors are provided, Lessee will not tamper with the doors, prop them open or otherwise jeopardize the common security of all residents. Lessee further agrees not to loan or transfer a key to the common entry door.
- Housing keys are the property of the University. Report lost keys to the Housing Division as soon as possible after the loss is discovered. The door locks will be changed and the resident billed for the cost of the new lock(s). No refunds will be made for keys that are later located. Unauthorized duplication of keys is prohibited. Lessee further agrees to return all keys to the Faculty/Staff Housing Office or leave them in the rental unit on the day the leased premises are vacated.
- Lessee may not install/attach additional equipment, or appliances, to interior or exterior surfaces without written approval from the Lessor. This includes the installation of air conditioners. Residents will not build structures on Housing Division property.
- Lessee's belongings will be stored in his/her individual rental unit or designated storage areas. Common balconies, stairways and hallways will not be used for storage of personal belongings.
- For all areas where trash removal service is provided, Lessee will dispose of all trash and garbage in sealed bags at designated sites. For areas where trash removal service is not provided, Lessee is responsible for arranging trash removal. Any trash, garbage or debris abandoned in other locations will be removed, and the responsible Lessee will be assessed the cost of removal.

Aquariums (no larger than 20 gallons) containing fish are permissible but Lessee assumes responsibility for damage and/or loss caused by leakage or fluctuations in temperature. Visitors must be informed to leave their animals and pets elsewhere.
- If the residential unit has a fireplace, Lessee will be informed if fireplace is usable. Regular inspection/cleaning of usable fireplaces is done by Lessor. If ascertained upon inspection that a fireplace is no longer usable, Lessee will cease to use fireplace as a source of heat/cooking.
- No unit may be exchanged or subleased without permission from the Faculty/Staff Housing Office. A unit may not be listed for sublet until Lessee has signed the Lease and paid the first month's rent.
